Downsizing without downgrading: 55+ living in South Lake County

Less house to manage, less yard to mow, and a whole lot more to do, most of it right outside your door. South Lake County's 55+ and active-adult communities are built for exactly that, and I can represent you as your buyer's agent in any of them.

For most people I work with, downsizing isn't about giving something up — it's about trading maintenance for time. A smaller, single-story home means less to clean, less to fix, and a yard someone else takes care of. And because these communities are built around an active lifestyle, what you get back is a full calendar: a clubhouse, pools, pickleball and golf, a fitness center, and neighbors your age — most of it a short walk or golf-cart ride from your front door.

Central Florida has been a top active-adult destination for decades, and South Lake County sits right in the middle of it — good weather, a lower tax picture (Florida has no state income tax), and a real range of communities, from large gated golf villages to smaller, quieter enclaves.

What follows is a representative overview of some of the active-adult communities in and around South Lake County — not an exhaustive or ranked list, and not a recommendation of one over another. Every community has its own fees, rules, and feel, and the right fit depends entirely on you. Think of this as a starting map. Once you know roughly what you're after, I can walk you through any of these as your buyer's agent and help you compare them honestly.

Clermont

Clermont is the hub of South Lake County — rolling hills, the chain of lakes, and some of the best-known active-adult addresses in the area. Among the communities here are Kings Ridge, a large gated 55+ golf community of roughly 2,000-plus homes; Heritage Hills, a gated active-adult community; Esplanade at Highland Ranch — the newest of the bunch, with brand-new homes just coming out of the ground now near Highway 50 toward Minneola; Palms at Serenoa, a gated community of around 570 homes; and Summit Greens, an established golf community. Each has a different scale and character, so it's worth touring a few before you settle on one.

Minneola

Just north of Clermont and growing quickly near the Turnpike, Minneola is home to Del Webb Minneola, a newer Del Webb active-adult community. Del Webb is one of the best-known names in active-adult building nationally, and this is one of the area's more recent additions.

Groveland

Groveland offers a mix of newer construction and a bit more elbow room. Active-adult options here include Trilogy at Cascades (also known as Trilogy Orlando), a community of single-family homes ranging from about 1,250 to over 3,000 square feet, and Timber Village. Trilogy in particular draws buyers looking for a resort-style, amenity-rich setting.

Leesburg (just north)

Leesburg sits just north of South Lake County and has long been popular with 55+ buyers, so it's worth including if you're willing to look a little wider. Communities here include Legacy of Leesburg, Arlington Ridge, Royal Highlands, and Plantation at Leesburg. Each is established and well known among active-adult buyers in the region.

How to compare

What to weigh when you compare them

After 21 years helping buyers across South Lake County, these are the things I'd look at side by side.

  • Monthly HOA or community fees — and exactly what they include. Two communities can have very different fees because one bundles far more (lawn care, amenities, cable, gate staff) than the other. The number alone doesn't tell you much until you know what's inside it.
  • The amenities that actually matter to you. Golf, a clubhouse, pools, pickleball or tennis, a fitness center, an activities calendar — some communities are built around all of it, others keep things simpler. Pay for the ones you'll use.
  • Gated vs. non-gated. A gate adds security and a certain feel, and usually adds cost. It matters more to some buyers than others.
  • New construction vs. resale. New means choices and warranties but often a wait and builder terms; resale means you see exactly what you're getting and can usually move sooner.
  • Home type. Single-family, villa, or manufactured — each comes with a different price point, maintenance profile, and long-term resale story.
  • Proximity to what you rely on. Medical care, shopping, and easy access to the Turnpike and Highway 27 can make daily life a lot easier — or harder — depending on where the community sits.
  • Home and lot size. Right-sizing is one of the biggest reasons people move to these communities in the first place. Be honest about the space you'll really use.
  • The age-restriction rules. Most of these are "55+" communities, meaning at least one resident must be 55 or older, often with limits on younger residents. The exact rule varies, and I'll confirm it for any community you're serious about.
